The problem
Running a block is a second job nobody signed up for.
Right to Manage and resident management companies are run by volunteer leaseholders — neighbours giving up their evenings to chase service charges, wrestle Section 20, and keep the block compliant. The alternative is a managing agent taking a cut to do it opaquely. Either way the work is statutory and unforgiving: one missed consultation or a botched demand and the whole charge can be at risk.

Reeve drafts the budget, issues statutorily-compliant demands, collects by Direct Debit into the block's own trust account (never Reeve's), keeps the trust-accounting books, and runs Section 20 and compliance to the letter — every AI output a draft a director approves, never sent or paid automatically. It serves a block however it's run: self-managed (the Director OS + a resident portal), agent-managed (Agent Oversight watches what the agent reports, with an independent bank check), or pre-formation (Reeve Start gets a block organised and through its Right to Manage claim). The shared record — wiki, documents, directory, timeline — is the institutional memory that survives when a director moves on.
